Asbestos removal is a complex process that should only be undertaken by a competent person. All removal procedures must comply with the “How to Safely Remove Asbestos” Code of Practice. An asbestos removal plan should be prepared according to the code requirements to guide the various steps that will be taken during removal and decontamination of the area. The property owner or anyone in control is responsible for initiating the removal of asbestos from the location of choice.
An asbestos removalist is a competent professional that is licensed to remove asbestos containing materials. The functions performed are controlled by the type of license held. This is why it is important that you know the type of asbestos you have before you hire an asbestos removalist. A professional with a “Class A” license is needed to remove friable asbestos. Non-friable asbestos should be removed by a professional with a “Class B” licence. If in doubt, contact Quality Building Management to conduct a complete audit of the complex prior to engaging any contractor.
Asbestos Removal Plan
An asbestos removal plan is necessary before any asbestos removal is performed. This is a site-specific plan that should only be prepared by a licensed removalist. Where necessary, relevant drawings or photographs should be attached to specify the location and appearance of asbestos containing materials (ACMs).
The person in control must provide the removal requirements and specifications to the asbestos removalist. This information will be used to prepare the asbestos removal plan, which will contain the methodology that will be adopted. This includes the types of tools that will be used, personal protection equipment, and tools. In addition to this, the plan will specify the type of asbestos at the location along with the location and condition of the asbestos. Where applicable, any previous asbestos register should be requested by the licensed professional to elaborate the asbestos removal plan. A copy of the plan should be given to the person in control and another copy should be available at a strategic location for any interested individual to see.
